PROPERTY MAINTENANCE 
At Denisons we work with local, reputable, independent tradesmen, where their work has been quality checked and meets the standards our clients would expect. They are fully insured and we work hard to negotiate privileged rates which we pass on to you. 

UTILITIES AND COUNCIL TAX
We will notify local authorities and utility providers of the tenancy start and end date, along with providing meter readings and notifying energy suppliers of the relevant tenant details. 

INVENTORIES 
We use an independent inventory clerk who ensures a detailed inventory is carried out, including detailed and dated photographs. 

INSPECTIONS
Once a tenant has moved in, we will carry out the first inspection within three months, then every six months moving forward. Our property management department will manage each individual tenancy differently and, at our discretion, could be carried out more frequently.

KEYS
We always provide two sets of keys to our tenants and hold a set within our property management department. We will also arrange for keys to be cut making this as hassle-free for our landlords as possible. 

GAS SAFETY 
The safety of our tenants is of paramount importance and it is vital thatThe Gas Safety Regulation 1998 is adhered to. We are on hand to give you advice and will arrange for a full Gas Safety Certificate to be carried out where needed. 

EPC
With effect from 1st October 2008, every property being marketed must have a valid Energy Performance Certificate. The EPC must be an E grade or above. The EPC is valid for a period of 10 years and is registered to the property and not the landlord. Where applicable, we have our own dedicated energy assessor on hand to assist you.

FURNITURE FIRE SAFETY 
Residential property let on a furnished basis must meet the current fire safety regulations. Failure to comply with regulations is a criminal offence and may result in a fine of up to £5,000. We are on hand to help guide you through. 

SMOKE ALARMS AND CARBON MONOXIDE DETECTORS
As of 2015, all properties must be fitted with a working smoke alarm on each floor and a carbon monoxide detector in rooms which are considered a high risk. For example, rooms where there is solid fuel heating. 

ELECTRICAL SAFETY STANDARDS
The Housing and Planning Act 2016 allowed Ministers to introduce electrical safety standards for tenancies in the private rented sector. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 were passed by Parliament on 18 March 2020. The Regulations came into force on 1 June 2020 and apply in England to all new tenancies from 1 July 2020 and all existing tenancies from 1 April 2021.
